Residential real estate has already entered investment portfolios, as residential market trends are changing due to demographics, technology and climate change. The yields will remain positive in the coming years, but they will not include all areas and all homes. These are the two main conclusions of the panel on the mega trends in residential real estate in Greece during the 22nd Prodexpo that took place at the Athens Concert Hall.
Mr. Giannis Xylas, CEO of GEOAXIS stated that megatrends can be captured in four areas. The first is related to society and in particular to demographics, as young people today, aged 20-30, will not be able to own their own property, as incomes are growing at a slower rate than real estate prices. The second mega trend is related to suburban astyphilia and this affects the construction (3rd megatrend) but also the concept of investment (4th megatrend).
